The trees are changing colors, it is getting dark earlier, and there is a chill in the breeze. Fall is here and Halloween is this Friday. It seems like the summer goes by pretty quick around here.

It is also the time when the “snow birds” escape to the south. From the California coast to Arizona, a large percentage of my Shriner friends hide from the cold to enjoy the desert. Last New Years my family went to Indio California and when we were down there visited with Eric Busby and Tommy Knight. It was great seeing their families and reminds me that wherever we travel there are friends from the fraternity.

The Snowbirds leave then arrive back in May for the parade season. The attendance at the Nile Shrine Oriental Band goes down a bit, but the attendance of lodges and the like down south increase. Once again natures equilibrium.

First Time Home Buyers FTHB

First Time Home Buyers? Now is the time. I have worked with many first time home buyers (FTHB) over the last few years. There is some hesitance, confusion, fear, uncertainty, joy, happiness, and a slew of other emotions and feeling that happen during the experience. One of the most common questions I get asked, “is now a good time to buy a home?”

It is not so much the timing of the market, but the current situation of the buyer. If the buyer has a career that they like, they want to stay in the area for a given length of time, and would appreciate all the benefits of owning, then it is usually always a great time to buy. That brings me to today. Today is a great time for a fthb to buy a home. You might be asking yourself why? with all the negative news in the press?

Well, right now prices have dropped and rates are low. That combination makes for a great payment with 30 year fixed money. The rate for a 30 year FHA 97% financing (meaning you only need 3% down) is in the low 6’s%. Imagine finding a great starter home in the mid $200’s, putting less than $8,000 down, and owning a home with a 30 year fixed mortgage?

There have been very few times in our countries history that there have been a large inventory of homes available for sale and rates this low. I have even heard people talking that rates will go lower. So, if you have been thinking about owning a home (or know someone who is) introduce them to me. Now is a great time to buy your first home.

 The Nile Shrine Center is having its annual Halloween Party on Friday October 31st. The Party begins at 5pm and goes until midnight. This year there is a murder mystery event that is performed by the Potentate. The Nile Shriners know how to throw a party. Costumes are preferred (everyone will be wearing one). See you there!!!

I was invited by a friend to tour a home that is just about finished with a full remodel. We (my wife and kids) swung by yesterday and were totally impressed. The selection of fixtures, tile, granite, & flooring. Topped off with a pool and spectacular view. The pictures are below. The home will be for sale soon, let me know if you would like to see it.

Charity

Today I was driving my five year old to pre-kindergarten and we had a talk about charity. On Wednesday’s at Trinity Lutheran School it is chapel day. The kids go to chapel and while there the offering plate is passed around. My son is very curious about what happens around him so we had a talk about the plate. He now wants to give, so he asks me for some money to put in the plate. I let him know that charity should be from him. I let him know it is easy to give away others money, but true charity comes from you. He thought about it and then said, ” lets go to my piggy bank.”

We went up to his bank and he took out some money. He then asks how much? I wasn’t ready for that question. I thought we would just grab some change and move on, but this is a little bigger. When I was collecting food for the food bank people asked how much and my response was, “not til it hurts, but when it feels good.”

I reminded him that there is next week and so he doesn’t have to give it all. He sorted out a mix of different coins for a total of about 15. Then we proceeded to school. The talk on the way was about how excited he was to give and how it meant more because it was his money.

This reminds me a lot of lodge. I remember sitting in the lodge room talking about the lodges charity donations then remembering this is not my money. This is not me being charitable, this is the lodge. It reminds me that it is easy to give away others money.

In this time of economic confusion, the government is giving, bailing out, etc… But whose money is it? Who are the charitable ones?

Have a great week and lets see if the Seahawks (Huskies, Cougars, etc..) can win one this weekend.

Refinance? Now is the time…

Have you thought about refinancing your home? Most people just hear the doom and gloom from the press, but rates are great. It is time to lock in a 30 year fixed mortgage. It is time to get your paperwork ready, and when the rate drops to where you like it, lock!

To lock, we need to have all paperwork in and an approval. Then we can do a 60 day lock and have plenty of time to fund. So, if you have ever thought about refinancing your home, the next few months could have record low 30 year fixed mortgage.

If the rate never gets low enough for you. Then we did some paperwork and wasted some time. But to have the opportunity to lock at a record low, what is that worth? And I am willing to work with you.
